Welcome to The Lake House Kerry

Thank you for choosing The Lake House Kerry. By booking and staying with us, you agree to the following Terms of Service. These terms help ensure every guest enjoys a safe, respectful, and memorable experience.

1. Bookings and Payment

  • Bookings are confirmed once payment or deposit is received.

  • A €500 refundable security deposit is required 3 days before arrival.

  • Failure to complete payment may result in cancellation.

2. Check-In and Check-Out

  • Check-in: From 4:00 PM

  • Check-out: By 11:00 AM

Late departures may incur additional fees unless agreed beforehand.

3. Cancellation Policy

  • Cancellations are subject to the terms provided at the time of booking (via our website, Airbnb, or other platforms).

  • No-shows or early check-outs are non-refundable.

4. Guest Responsibilities

  • Maximum occupancy is 26 guests unless agreed in writing.

  • Please respect the property and leave it clean and undamaged.

  • Damage, breakages, or missing items may be deducted from the security deposit.

5. Use of Facilities

  • Enjoy our self-service bar, keg taps, and outdoor spaces in line with house rules.

  • Keg system use must be pre-approved.

  • Smoking is strictly prohibited indoors.

  • No pets allowed unless agreed in writing.

6. Noise, Parties and Conduct

  • Please keep noise to a minimum after 11:00 PM to respect neighbours.

  • Parties are welcome, but only with prior written approval.

  • Anti-social behaviour may result in eviction without refund.

7. Liability

  • Guests use all facilities at their own risk.

  • We are not liable for injury, loss, or damage to guests’ belongings.

8. Third-Party Services

  • Services like alcohol pre-ordering from Carry Out Killarney and activities with Star Outdoors or Gap of Dunloe Traditional Boat Tours are provided by third parties.

  • We do not accept liability for third-party services.

9. Force Majeure

  • We are not responsible for disruptions caused by events beyond our control, such as severe weather or government restrictions.

10. Privacy and Security

  • Guest data is handled according to our Privacy Policy.

  • CCTV may operate in exterior areas for security.

11. Governing Law

  • These terms are governed by the laws of Ireland.

  • Any disputes will be handled by Irish courts.
